Do I need a party wall agreement in Telford?
When you carry out works covered by the Party Wall etc. Act 1996, you as the Building Owner have to serve notices and get consent from the neighbouring Adjoining Owners. If consent isn’t given, the matter is deemed to be in dispute and surveyors must be appointed to resolve it with a Party Wall Award. In everyday use, either the consent or the award is your “party wall agreement”.
Typical projects that need notice include:
Party wall agreements in Telford: what to know locally
Planning and building control are handled by Telford & Wrekin Council. Party wall notices are needed in addition to council approval.
Telford is a new town. It was first designated as Dawley New Town in 1963, then enlarged and renamed Telford in 1968. Much of its housing was built on new-town estates from the late 1960s onwards, alongside the older settlements it absorbed, such as Wellington, Madeley, Oakengates and Dawley. Many new-town homes are terraced or semi-detached, so a shared wall is often involved.
The borough has eight conservation areas: Severn Gorge (which takes in Ironbridge and part of Madeley), Wellington, Horsehay and Spring Village, Newport, Edgmond, High Ercall, Kynnersley and Wrockwardine.
Common notifiable projects include rear extensions, loft conversions, garage conversions and new foundations near a neighbour’s house.
Our West Midlands party wall work is led by Carl Brady (MFPWS, MPTS, 25+ years in party wall matters), with John Greenan (AssocRICS, MFPWS, ACABE) as lead contact for new enquiries.

From notice to agreement in four steps
The Building Owner (the person doing the works) has to serve notice and get consent from each Adjoining Owner before work starts.
Talk to your neighbour
We always advise speaking to the Adjoining Owner before notices are served, so they know what to expect.
We serve the notices
We prepare and serve the correct notices after Land Registry checks, with a consent form and a stamped envelope.
Neighbour consents, or a Schedule
If they consent, you can proceed. We always recommend a Schedule of Condition to record their property before work starts.
Award if there’s a dispute
If they don’t consent within 14 days, a dispute is deemed to have arisen and surveyors settle it with a Party Wall Award.
Which notices do common projects need?
Typical only. The 1-minute checker or a free call will confirm what applies.

Party wall questions from Telford homeowners
How do I get a party wall agreement in Telford?
Serve a valid party wall notice on every adjoining owner before work starts (one month for section 1 and 6 notices, two months for a section 3 party structure notice). If your neighbour consents in writing, that is your agreement; if they dissent or do not reply within 14 days, surveyors make a Party Wall Award. We serve notices for all your neighbours for £150 + VAT. Step-by-step guide.
How long does a party wall agreement take in Telford?
Notice periods are one month for section 1 and 6 notices and two months for section 3, and the neighbour has 14 days to respond. With consent, the agreement can be in place within that time. If there is a dispute, the time to make the Award varies with the works and the surveyors involved. Notice periods and timescales.
Who pays for a party wall agreement in Telford?
Normally the building owner, including the reasonable fees of the adjoining owner’s surveyor if the neighbour appoints their own (section 10(13)). Our fixed fees are notices £150, notices and a Schedule of Condition £499, and the full package £899 + VAT (£999 + VAT in London). Who pays, and the exceptions.
Do you cover Wellington, Madeley and Ironbridge?
Yes. The whole of Telford and Wrekin is covered at the same fixed fees.
Does the Party Wall Act apply to new-build estate houses?
Yes. The Act applies regardless of age. If your house is terraced or semi-detached, most extensions and loft conversions affect the party wall.
Is Ironbridge in a conservation area?
Yes. The Severn Gorge conservation area includes Ironbridge and part of Madeley. Planning controls there are tighter, but the party wall process is unchanged.
How much does a Party Wall Agreement cost in Telford?
Notices for all your neighbours are £150 + VAT. If your neighbour consents subject to a Schedule of Condition, the total is £499 + VAT. If they dissent and an Award is needed, our full fee is £899 + VAT for domestic extensions and loft conversions (no extra cost if we act as Agreed Surveyor for both owners: the usual £50 + VAT supplement is currently waived). Every fee is fixed and invoiced on completion.
How far in advance do I need to serve notice?
At least 1 month before work for Section 1 (new boundary walls) and Section 6 (excavation) notices, and at least 2 months for Section 3 (work to the party wall itself). Your neighbour has 14 days to respond.
Do I need party wall notice if I already have planning permission from the council?
Yes. The Party Wall Act is separate from planning permission and building regulations, so you still need to serve notice where the Act applies.
My neighbour in Telford has served me a notice. What should I do?
You can consent, consent subject to a Schedule of Condition, or dissent and appoint a surveyor. The building owner normally pays the reasonable fees of your surveyor. See our guide for neighbours or call free on 08000 487897.
Is there a party wall notice template I can use?
Yes. Our sister service partywall-notices.co.uk provides correctly worded templates if you’d like to serve notices yourself. Self-served notices are often invalid, though, so many Telford owners prefer us to serve them for £150 + VAT.
Does the Party Wall Act apply to your project in Telford?
Tell us about your project and a local qualified surveyor from our team will confirm which party wall notices you need and your fixed fee. Nothing to pay until the work is done.
